FEE INFORMATION

Holding Deposit
  • A holding deposit of £283.00 is required to reserve a property. Note: This maybe withheld depending upon certain circumstances, please ask for details.
Security/Tenancy Deposit
  • A security deposit of five weeks’ rent (per tenancy) is collected to cover damages or defaults on the part of the tenant during the tenancy. The deposit is held by TDS.
Unpaid Rent
  • Interest at 3% above the Bank of England Base Rate may be charged from the rent due date until paid, should rent be more than 14 days in arrears.
Lost Keys or Security Devices
  • Tenants are responsible for the actual cost of replacing lost keys or security devices. If locks need changing, the tenant covers the actual locksmith cost, new lock, and replacement keys.
Variation of Contract
  • £50.00 (plus VAT) per agreed variation. This covers the costs associated with taking landlord’s instruction and the preparation and execution of new legal documents.
Change of Sharer
  • £50.00 (plus VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing, ‘Right to Rent’ checks, deposit registration, and the preparation and execution of new legal documents.
Early Termination
  • Charges apply if the tenants wishes to terminate their contract early i.e. within the first Six Months thereafter Two full month’s notice applies. Charges equal to the re-letting costs of the landlord, in addition to all rent due under the tenancy will apply until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
Acceptance or Rejection
  • If the landlord decides not to offer a tenancy for any reason, the holding deposit will be refunded within 7 days. If false or misleading information is provided then the holding deposit will not be returned.
